David DiMarco’s journey in real estate and finance didn’t start in a boardroom; it started with sheer grit during his college years. When a summer break left him without a job, David didn’t wait for an opportunity—he created one by buying a local Shell Oil Company service station and operating it himself. Once classes resumed, his schedule required absolute discipline. He stacked his college courses from Monday through Thursday, drove 170 miles back to the station every Thursday night, and worked as mechanic and manager all day Friday and Saturday. Sundays were strictly reserved for what mattered most: going to church and sharing dinner with his family, before driving 170 miles back to campus to start the week over again.
That early venture soon put his back against the wall when Shell Oil Company decided to pull out of the Northeast market. Facing the reality of losing what was built over the prior five years unless he could exercise his option to purchase the property, there was a short time to find a buyer. David made contact with Artie L, owner of 17 service stations, a car dealership and by chance a mobile home park. Artie asked if there would be any interest exchanging the gas station for his mobile home park. After review of its income and expenses the deal was struck—assigning the option on the gas station, crediting its equity as down payment and using seller financing to consummate the transaction. That very first park in New York, which David still owns today, became the launching pad for his career. He rolled up his sleeves and expanded the park, with his father stepping in to help manage it—a joint effort that provided the essential financial foundation for his family to survive and thrive.
As David’s footprint grew, so did his family. He expanded his portfolio into Florida, purchasing another manufactured housing community in 1984. This milestone era marked the beginning of his greatest adventure: getting married and building a family of his own, all while continuing to study contract law, finance, real estate, negotiation, and the time value of money. For years, David and his family split their lives between New York and Florida, pouring love and hard work into their business and their home. They embraced this nomadic, hands-on lifestyle until his children reached school age, creating a tight-knit family bond rooted in stability and shared values.
In 1994, seeking a permanent place to plant deep roots and build his future, David moved his family to Las Vegas. It was here that the rest of his real estate and financial empire was truly born.
Today, David’s primary passion and day-to-day focus lie in the worlds of real estate lending and finance. Serving as the CEO of a mortgage company, he uses his forty-plus years of experience to help others navigate complex financial landscapes. Where others see an intricate, difficult file and walk away, David’s lifelong instinct for structure allows him to find the strategic path to funding that is often abstract to others, effortlessly overcoming the obstacles that leave most at a standstill. His deep expertise in capital leverage, lending mechanisms, and contract terms is backed by a disciplined background in engineering and business, ensuring that every financial asset he touches is managed with absolute precision.
While finance drives his daily work, David remains a deeply well-rounded operator. His operations include multiple manufactured housing communities across several states, a partner and broker role at a real estate firm in Las Vegas, Nevada, and a diverse private portfolio of real estate and mortgage notes in the Las Vegas and Henderson markets. For partners and investors, David brings more than just sharp business acumen; he brings the irreplaceable heart, integrity, and wisdom of a family man who has been successfully structuring complex deals and driving capital results at the table since 1980.
